The total sq ft of the home is approximately 2540. The house is long and narrow. The sizes of the rooms are approximately, as follows: Bedroom 1: 23x25. Bedroom 2: 27x16. Bedroom 3: 14x12. Each bedroom has its own full bath. Living room: 15x21. Kitchen/Dining area: 22x10. Entry way: 11x33. There is also a very large, walk-in storage closet/room which is 11x10. There is also a sun room between the house and the patio/swimming pool area which is 11x25. The separate apartment is approximately 10x24, has a kitchenette and a full bathroom, along with a large storeroom and regular sized closet. In addition, we have a living quarters for our help which is a 460 sq ft trailer with adjoining room. It is ideal for a breeding and training facility, having an 8-stall breezeway barn and a 4-stall shedrow barn. In addition, there is a 16x16 stud stall with outside run. Both the shedrow barn and the stud stall are adjacent to a 30x30 breeding pen with a breeding dummy for semen collection, a palpation chute for insemination and vet exams, with a foal cage adjacent. There are seven individual grass pastures with shelters and irrigation, and a 60 ft. lighted round pen. There is a 180x300 foot arena with viewing area, complete with lights, electricity and telephone outlet which was recently being used as a broodmare pen for mares and babies. There is a wash rack with drainage system to a 1000 gallon septic tank, so you could wash horses all day and not have a puddle. There is a 12x12 tack room, a 12x14 lab, and guest lavatory. The property is fully fenced with a 6 foot no-climb perimeter fence with a 1 7/8 inch top rail. All of the interior fencing is inch and 7/8 pipe and cable. Additionally, there is a holding pen for cattle with a squeeze chute. The property has many trees and lush foliage, which creates a park-like setting. There is a 220,000 gallon pond containing koi fish, with boat dock and center island with huge palm trees. We have approximately 130 navel orange trees, along with many fruit trees, including peaches, pears, apples, cherries, persimmon, plums and pluots (plum cross apricot). We also have nut trees including pecan, pistachio and almond.We have a completely fenced back yard designed for entertaining with a natural gas barbecue, and 18x40 L-shaped pool with slide and diving board. We currently have six boarders which generates approximately $900 a month in revenue, in addition to the orchard, which generates approximately $600 a year. We are centrally located in the heart of Tulare County, between Tulare and Porterville. We are approximately 3-4 hours from most of the show facilities in California -- Los Angeles or Rancho Murrieta. At the present time, we have 5 horses but have had as many as 26 comfortably.
